The condition of the market here in the central valley of California appears to be gaining strength, all indicators are that listings between 75K and 175K are in many instances receiving multiple offers with most above list, in a recent purge of my “saved” cart on the local MLS it came to my attention that the listings I had saved, which amounted to 25; there were 20 that had gone pending, that equates to an 80% sales ratio just on the listings I had been watching. With any luck the bottom of the market can be seen in our rear-view mirrors. The listings in my cart were a fair mix of short sales, Reo bank owned and even a traditional active listing.
